Auburn and Brown Construction, LLC offers several different levels of construction and maintenance services that can be tailored to each individual client need.
Types of Maintenance activities
Maintenance can be divided into three types of activities:
Preventive Maintenance (PM): PM accomplishes two separate functions: 1). The day to day building checks, the code require monitoring, testing, servicing and inspection of building systems and components; and
2). The scheduled inspection, servicing and adjustment of systems and components to ensure they are performing as intended and that their full useful life is attained.
Repair Service: Repair includes fixing or replacing damaged, worn or faulty components. Repair may be required to address normal wear and tear, unanticipated breakdown, or to correct minor willful damage such as vandalism or graffiti. Repairs should be performed using like kind materials or materials of higher value.
Discretionary Maintenance: This includes replacing wear-prone materials such as flooring (Carpeting, Vinyl, Tile etc.) and periodic painting of walls. The necessity for this is determined by the District Manager, General Manager, Facilities Manager etc.
Our Maintenance management Program (MMP) has been developed using risk management standards coupled with historical proactive and reactive histories of a site. By utilizing this information we can better determine what actions need to be taken in the future so there is less down time in any given site location while repairs are being made. The maintenance history of the site helps guide decision making for long term and short term preventive maintenance as well as Capital projects.
Capital Projects: A capital project involves the construction, reconstruction, acquisition or installation of a physical improvement in excess of a set dollar amount, typically above $20,000. Capital investment improves the building elements or leased site.
An effective Maintenance Program result in measurable improvements to reliability, tenant comfort, client retention, reduced future capital cost and ensures a building or site reaches its full life expectancy.
