Preventive Maintenance (PM): PM accomplishes two separate functions:


Preventive Maintenace will prevent premature failure of building components and costly repairs, additionally preventive maintenance will give the homeowner/manager the necessary information to make proper choices for replacement of aging components.
Often it is during preventive maintenance work that the homeowner/manager is alerted to specific property needs. Planning for these repairs/capital expenditures are crucial. 

 Repair Service:

Repair includes fixing or replacing damaged, worn or faulty components. (Wood trim, roofing, siding etc)  Repair may be required to address normal wear and tear, unanticipated breakdown. Repairs should be performed using like kind materials or materials of higher
value.
                                              

Capital Projects: A capital project involves the construction, reconstruction, acquisition or installation of a physical improvement, typically a full replacement or substantial replacement of a component (s)  examples of a capital improvement are Roofing replacement, Siding replacement, Deck replacement and Kitchen and Bathroom renovations.

As an added service to our customers we offer a specialized program (MMP) to help Property Owners and Property Managers project future repair cost.

Our Maintenance Management Program (MMP) has been developed using risk management standards coupled with historical proactive and reactive histories of a site. By utilizing this information we can better determine what actions need to be taken in the future. The maintenance history of the property helps guide decision making for long term and short term preventive maintenance as well as Capital projects.

 An effective Maintenance Program result in measurable improvements to reliability, Homeowner comfort, client retention, reduced future capital cost and ensures a Property  reaches its full life expectancy.
